What’s the first thing I should do when I start thinking of buying?

As you start your journey towards finding a place to call home you’ll want to give thought to what type of property best suits your needs. The style of home, the features that are important to you, the number of bedroom and baths, and most importantly – the location. The condition of the house is an important consideration too.

Once I find the right home what are the steps to purchasing?  

There is a lot to pore over with this question, so just to touch on a few… You’ll want to see how the property is being marketed. Are there any disclosures provided by the seller to review?  The goal is to get a good sense of the condition of the house so that you can come up with an offer amount. You’ll also want to consider what contingencies should be added to your offer. When this part has been thought through it becomes a solid basis for beginning negotiations with the seller.

If I plan to finance the purchase of a home what should I do before I start looking?

First things first. You will want to get a sense of the size of monthly payment amount that is right for you. This process is best handled by consulting with a representative of one of the many local lenders in our area. We can connect you with a lender who can help you plan for a property purchase to be financed.

I’m thinking of selling. What is the first thing I should do?   

When you ponder this big question you will want to consider whether to take on the process yourself, or to hire professional. If you decide to hire a professional you will want someone who you can trust because you will be sharing important personal details about a major asset that you own. You will want to know the agent and the company that they are affiliated with will be able to competently get the job done. You will want to know how this trained professional views your property, in its relationship to what is going on in the market. Note that market knowledge is one of the most important reasons to hire a reputable agent. A good agent will be able to give you a lot of valuable information about the local market. Honesty is most important too, and prevails over salesmanship during this important time of evaluating who you want to hire to help you sell your property.

What is the current status of the market?

This is a question that we get asked often, when you are thinking of selling a property you naturally want to know what is going on in the market. You are curious to find out how buyers will react to it? What kind of price will you be able to get? Well, there is no one better to ask these kinds of questions to than us. This is our profession, and we take it seriously. Our goal is to serve our clients in the best way possible. What should I do to prepare my home for sale?

A good way to imagine the answer to this question is to think about what you would want to see in a home (and not see) if you were a buyer. Access into, and movement in and around the house, should be made as easy as possible so that all areas of the home can easily be inspected. This may entail the removal of extra furnishings and storing of personal possessions. We can be helpful in guiding you through this process.
